So what is our No Surprise Contract?

Building a home is an exciting time. Choosing paint colors, laying out your kitchen, picking your flooring, and making the home totally personalized is a lot of fun! However, when you start researching building tips, you may see a warning in big, bold letters: plan on spending 10-15% or more than contract price on your home. What? That can’t be right...but it’s frequently true. It’s easy to spend much more than what was in the contract, and if your builder isn’t paying close attention, it will end up being a lot more than you realized. In fact, you may not even be kept aware of the running total.

You would think that if you have a contract price for a home, that’s what it would cost, right? But the horror stories have some basis in fact. One way this can happen: some builders may keep their contracts vague because it allows them to utilize the cheapest possible products. They may use outdated or cheap door knobs, flooring, and faucets that are easy to overlook until they are being installed. If your contract doesn’t include the things you really want, you may find yourself approving lots of upgrade change-orders throughout the build. This result is getting hit with a bill that costs thousands more than the original quote. It can ruin the joy of moving into your new home. It damages your relationship with your builder and creates stress and conflict between you and your spouse. That’s why we created the No Surprise Contract.

It is just that--a contract that does it’s best to prevent surprises. At Synergy, we put in the work ahead of time to ensure that your quoted price is what you pay. Our process includes multiple meetings before the contract is ever signed. These meetings give us time to get to know each other so we know your style and needs and include the appropriate specified products and allowances. Almost all decisions for a home are made during those meetings, which enables us to hand you a contract that we believe in and are proud to stand behind.

Why do we spend all this time and energy before we’re sure we even have the job? Because our community is close-knit. We frequently run into clients at Owens, church, at a restaurant, or soccer games. We never want those interactions to feel awkward. We want every client to become a friend: a friend who is happy to see us, who tells all their friends how great it was to work with us, and how much they are enjoying their new home or remodel. But most importantly, we want our reputation to be above reproach--our integrity matters to us.

Building a home is going to be stressful...there’s no way around that. As builders, it’s our job to keep the question marks to a minimum--and we take that job seriously.
