Our Building Process
When you’re considering building a home and don’t know what to expect, the process can seem overwhelming. I’ll be outlining the first steps of our process today -- from the time you contact us until the contract is signed.
Web Inquiry
When you initially reach out, we spend time discussing all the details that you envision for your home. One of those details is money. At Synergy, money doesn’t need to be a touchy subject -- we will discuss it openly. One of the best ways to help your builder is by having a rough budget when we first meet. If you have a good handle on this, it helps me understand the scope of your project and I will work with you from the beginning to ensure that you stay within budget. Many people aren’t sure of that number when we first meet. No problem, I will help you figure that out.
Initial Meetings
In our initial meeting, we’ll address a lot of questions, like: how many bedrooms do you want, what is your design style, and how will you use your home everyday and for special events? If we can’t reach an immediate answer for all of these questions, don’t worry, we have a process that will help match your home to your family’s personality and lifestyle. It’s normal for this to take more than one visit. These initial meetings will help you decide whether or not to move forward with Synergy. While I certainly hope that you will, one of my primary concerns is making sure you are financially ready. One tool to help you make this big decision is reaching out to a loan officer. We have connections with great professionals in the area that will help you work through the financial side of building a home.
First - Final Drafts
While you’re doing that, I’ll be making an initial draft of your home. If you have a Pinterest board, this is the time to use it! Share it with me, as well as any other pictures or drawings you have. I use these to create a home that balances your vision and your budget. Then we’ll spend the next few weeks making adjustments until it’s just right.
Prints Designed + No Surprise Contract
Once the vision, provisional print, and budget are in harmony, we connect with our architect and get quotes for the components of your home. This allows us to create our “No Surprise Contract,” in which you get the real cost of your home.
Loan Completion + Breaking Ground
You may have heard that you need to budget an extra 10-15% for project overruns, but our projects consistently finish with less than 1% extra cost (due to upgrades chosen by the client along the way). Then, depending on how far along the pre-approval process is, we will be ready to break ground in 15-30 days, and in 4-6 months you’ll be in your home!
